Colonial Heritage is an age-restricted 55+ gated golf community of roughly 1,600 Lennar-built homes in the Lightfoot area of James City County. Owners pay a monthly HOA assessment, reported at $335 for 2025; golf membership on the public Arthur Hills course is optional.
Colonial Heritage is an age-restricted (55+), gated golf community in the Lightfoot area of James City County, off Richmond Road (US 60) across from the Williamsburg Pottery, with a Williamsburg mailing address (ZIP 23188). The James City County Board of Supervisors approved it on November 27, 2001, as a gated, age-restricted golf community of up to 2,000 homes. The applicant was U.S. Home Corporation, and Lennar later built the homes. County staff reports put the site at about 777 acres. The community is now essentially built out: Associa, the management company, described it in 2023 as more than 1,400 homes heading to about 1,625 at completion, and agent sources report the last new homes sold in 2025.
The amenities center on an 18-hole Arthur Hills golf course that is open to the public and a 25,000-square-foot clubhouse with indoor and outdoor pools. Homeowners pay a monthly HOA assessment; golf membership is a separate, optional purchase.
Colonial Heritage's age restriction is written into the county zoning proffers. The 2001 proffers say homes are intended to be occupied by persons 55 or older and that no home may be occupied by a person under 18. In some cases a person between 18 and 55 may also occupy a home, within the federal and state rules for 55+ housing. Virginia law lets a community qualify as housing for older persons if at least 80 percent of occupied units have at least one occupant 55 or older and the community publishes and follows policies showing that intent (Va. Code § 36-96.7). The proffers also require every home to have a main-floor primary bedroom and bath, and they require the association to enforce the age restriction on every sale and resale.
The association's declaration and rules set the exact procedures, such as age verification at purchase. They are not posted online, so buyers should read them in the resale certificate.
The main entrance is on Colonial Heritage Boulevard at Richmond Road, where the proffers require a uniformed security guard to be stationed at all times. From the gate it is about 8 miles to Merchants Square in Colonial Williamsburg and about 7 miles to New Town. Shopping along Richmond Road in Lightfoot and Norge is close by, and I-64 is a short drive away.
In 2021 the county Board of Supervisors denied, 4-1, a Lennar proposal to add about 150 homes, which county staff said would not be age-restricted, on roughly 220 adjacent acres, called Deer Lake Estates (February 9, 2021 minutes).
Colonial Heritage has detached single-family homes and attached villas and townhomes, all built by U.S. Home/Lennar since the mid-2000s. Because of the proffers, every home has a primary suite on the main floor. Agent sources put home sizes at roughly 1,400 to 2,800 square feet. Lot sizes aren't published as a range, so check the county record for a specific property. With new construction finished, purchases are now resales, and the homes span roughly 20 years of construction.

Golf rates are from the club's membership page. The club lists slightly higher non-resident rates too, because the course is open to the public. The page doesn't state the billing period for these rates, so confirm terms with the golf shop. Listing data describes the HOA assessment as covering the clubhouse, fitness room, pools, tennis courts, gate security, grounds maintenance and trash. Agent sources note that lawn care for individual homes is not included. Under Virginia's Resale Disclosure Act the buyer receives the association's resale certificate and, unless the contract says otherwise, has three days after delivery to cancel (Va. Code § 55.1-2312).
Per the club's Living Here page and golf overview:
Colonial Heritage is age-restricted, and its proffers bar occupancy by anyone under 18, so school assignment rarely comes up for residents. The community is within Williamsburg-James City County Public Schools territory; any address can be checked with WJCC's school zone search.

Adam Triplett is a listing agent based in Newport News and Vice President & Senior Partner at Garrett Realty Partners. The Virginia Peninsula Association of REALTORS® has ranked him its #1 individual agent every year since 2018. Senior transitions and downsizing are among his listed specialties. Most of his record is on the lower Peninsula, in Newport News, Hampton and York County. Adam's closed-sales record, 2006 through July 2026, includes 44 sales with Williamsburg or Toano mailing addresses, with a median of $296,500. The record isn't broken out by subdivision, so this page makes no Colonial Heritage-specific claim. See the sold page, and the Williamsburg and James City County guide for the surrounding area.
The board search can't filter by subdivision, so this shows all active Williamsburg-address listings; look for Colonial Heritage in the subdivision field.

Yes. Colonial Heritage is an age-restricted 55+ community. Its 2001 James City County zoning proffers say homes are intended for persons 55 or older and that no home may be occupied by anyone under 18, with limited occupancy by people between 18 and 55 under federal and Virginia rules for housing for older persons. The homeowners association enforces the restriction on every sale.
Current listing data and agent sources report a homeowners association assessment of $335 per month (the 2025 rate), covering the clubhouse, fitness room, pools, courts, gate security, grounds and trash. Agent sources also report a $6,030 capital contribution paid at purchase. Neither figure is posted on an official site, so confirm both in the resale certificate. Golf membership is separate.
Yes. The club states that its Arthur Hills-designed, par-72, 18-hole course is open to the public, and the Heritage Room and Heritage Bar & Grille restaurants are open to the public as well. Residents and non-residents can buy annual golf memberships; resident rates on the club's posted rate card start at $112 for a basic single membership.
U.S. Home Corporation applied for the rezoning, which the James City County Board of Supervisors approved in November 2001, and Lennar built the homes. County records from 2021 show Colonial Heritage, LLC acting on behalf of Lennar. The community is essentially built out: Associa reported more than 1,400 homes in 2023 heading to about 1,625, and agent sources report final sales in 2025.
Yes. The county proffers require the association to keep at least one uniformed security guard stationed at all times at the main entrance on Richmond Road. Visitors, inspectors and appraisers need gate access arranged in advance. The homeowners association assessment covers the gate security along with the clubhouse, pools and other common amenities.
From the Richmond Road gate it is about 8 miles to Merchants Square in Colonial Williamsburg, roughly 15 to 20 minutes off-peak, and about 7 miles to New Town. Downtown Richmond is about 45 miles, or 55 to 65 minutes, and Newport News City Center is about 27 miles, or 35 to 40 minutes.
