High-end homes

High-end homes on the Virginia Peninsula

On the Virginia Peninsula, high-end homes cluster along the water and in a few planned communities: York County's waterfront and large-lot neighborhoods, Poquoson's shoreline, Kingsmill, Governor's Land and Ford's Colony in James City County, and the James River side of Newport News. Adam Triplett, the Virginia Peninsula Association of REALTORS® #1 individual agent every year since 2018, has closed 42 sales at $500,000 or more, 20 of them homes with a Yorktown address.

Where are the high-end homes on the Virginia Peninsula?

The Peninsula's higher-priced homes are concentrated in a short list of places: York County's waterfront and large-lot neighborhoods (most with Yorktown mailing addresses), Poquoson's shoreline, the James River communities of Kingsmill and Governor's Land at Two Rivers, the gated golf community of Ford's Colony, the James River side of Newport News, and, across the York River, the creek and river frontage of Gloucester and Mathews counties. Adam Triplett's closed-sales record, 2006 through July 2026, follows the same map. Of his 42 sales at $500,000 or more, 20 have a Yorktown address and 7 a Newport News address, and five of his ten listing-side sales at $600,000 or more are homes with a Yorktown address.

Source: Virginia REALTORS® research data, "Median Sales Prices by County/City (Monthly)" and "Home Sales by County/City (Monthly)," September 22, 2026 update. Small markets swing from month to month: Mathews County closed between 5 and 20 sales a month in 2026, so a handful of sales can move its median by six figures. Among Peninsula localities, Poquoson posted the highest monthly median in five of the first eight months of 2026.

York County: Yorktown waterfront and large lots

York County's median was $440,117 in August 2026, and much of the county's high end sits on the water. The Virginia Institute of Marine Science (VIMS) shoreline inventory, updated in 2013, measured 223.5 miles of York County shoreline and counted 713 docks. Most of those docks are on creeks rather than the open York River: 315 on Chisman Creek, 204 on the York County side of the Poquoson River, 77 on Back Creek and 62 on Wormley Creek, against 15 along the York River itself (VIMS York County summary tables). That split matters to high-end buyers: creek frontage usually means a protected dock, while open-river frontage usually means bigger views, higher banks and more exposure to wind and waves.

York County is also Adam's deepest high-end market. His record has 20 sales of $500,000 or more with a Yorktown address, more than any other mailing city, and 21 across Yorktown and Seaford addresses combined. His listing-side sales there include Bunting Point Road ($905,000, 2021), Glebe Spring Lane ($890,000, 2018), Flamingo Place ($860,000, 2025), Ambrits Way ($610,000, 2020) and Ship Point Road ($600,000, 2021). Adam is a 2002 graduate of Grafton High School in York County. More on the area: Yorktown and York County and York River waterfront homes.

Poquoson: water on three sides

Poquoson's monthly median ranged from $425,000 to $547,000 in the first eight months of 2026, on a small base of 150 closed sales. The city sits between the Back River, the Poquoson River and the Chesapeake Bay, so flood zone, elevation and flood insurance are part of pricing almost any waterfront home there. Adam's record includes 11 Poquoson sales with a median of $359,900, two of them at $500,000 or more, and a top Poquoson sale of $560,000. See Poquoson waterfront homes and Poquoson flood zones and flood insurance.

Kingsmill, Governor's Land and Ford's Colony

James City County's median was $485,000 in August 2026, on 1,147 closed sales so far that year. Three planned communities with Williamsburg mailing addresses account for much of the county's high end.

Kingsmill

Kingsmill lies on the James River southeast of Williamsburg. Anheuser-Busch bought the Kingsmill tract on the James River in 1969, and Kingsmill Resort operates three championship golf courses, including the River Course and the Plantation Course, and a full-service marina on the river (kingsmill.com). Details: Kingsmill community guide.

Governor's Land at Two Rivers

Governor's Land covers more than 1,400 acres between the James and Chickahominy Rivers. It describes itself as a private, member-owned country club community with a Tom Fazio-designed golf course, a deep-water marina and a private beach (governorsland.com). Details: Governor's Land guide.

Ford's Colony

Ford's Colony is a gated golf community in James City County. Its homeowners association reports more than 2,800 homes built and about 3,000 expected at build-out, with electronic gates and an association security patrol (Ford's Colony HOA FAQ). Details: Ford's Colony guide.

Association and club costs are structured differently in each community, and they belong in any price comparison. The side-by-side is in Kingsmill, Ford's Colony and Governor's Land HOA and club fees. Adam's record includes 44 sales with Williamsburg or Toano addresses, three of them at $500,000 or more, topped by a $1,001,115 sale.

Newport News: the James River side

The Newport News median was $300,000 in August 2026, the second-lowest in the table above, but the city's riverfront follows a different price curve. VIMS's 2014 inventory measured 169 miles of Newport News shoreline, with 68 docks along 73 miles of the James River and 104 on the Warwick River (VIMS Newport News summary tables). Seven of Adam's $500,000+ sales have a Newport News address, including the highest-priced sale in his record, $1,110,000. His listing-side sales in the city include River Road ($975,000, 2025) and Gary Road ($790,000, 2023). See James River waterfront homes and Newport News.

Hampton

Hampton's waterfront runs along the Back River, the Chesapeake Bay at Buckroe and Grandview, and Hampton Roads. Hampton is the second-largest city in Adam's record by number of sales, 159 in all, with three at $500,000 or more, including a listing-side sale on Chesapeake Avenue ($650,000, 2008). See Back River and Hampton waterfront homes.

Gloucester and Mathews

Across the York River, Gloucester County has 569 miles of shoreline by VIMS's 2014 inventory, and its 1,327 docks are concentrated on the tributaries: 217 on Sarah Creek, 217 on the Severn River, 204 on the York River, 196 on the Ware River and 185 on the Piankatank, against 6 on the open shore of Mobjack Bay (VIMS Gloucester summary tables). Mathews County, between the Piankatank River and Mobjack Bay, has "200 miles of shoreline" according to the National Park Service. Adam's record includes 29 sales with Gloucester or Hayes addresses, among them a $505,000 sale with a Hayes address, plus one $500,000+ sale with a Mathews address. See Gloucester.

Adam Triplett's record with $500,000+ homes

Adam's closed-sales record, 2006 through July 2026, has 628 sales totaling $172.6 million. Forty-two of them closed at $500,000 or more, for $26,961,505 in volume, and the pace has picked up: 32 of the 42 closed in 2020 or later, 21 since the start of 2023, and 10 in the twelve months ending July 14, 2026. Twenty-five of the 42 represented the seller.

What does selling a high-end home here involve?

Seller representation, waterfront property and high-end homes are three of Adam's specialties. The points below are what any well-run listing at this price level has to cover; how Adam works with sellers is on the selling page.

Pricing with few comparables

A home at two or three times the local median has few direct comparables in any given year. Pricing leans on adjusted sales from a wider area and a longer look-back, and on the features that move value at this level: water frontage and access, lot size, outbuildings, the age of roofs and mechanical systems, and, in club communities, the membership and fee structure that comes with the house.

Documents buyers will ask for

  • A current survey or plat, and an elevation certificate if the home is in or near a flood zone
  • Permits for piers, boat lifts, bulkheads, riprap or living shorelines, and any wetlands board approvals
  • Septic pump-out or inspection records where the home is not on public sewer (the Chesapeake Bay Act rules require pump-out at least once every five years under 9VAC25-830-130)
  • HOA or club documents, including fees, transfer or initiation costs and architectural rules
  • Utility, insurance and flood insurance costs for the past year
  • Records of major work: roof, HVAC, generator, elevation or drainage projects

Presentation and reach

High-end listings depend on professional photography, floor plans and clear documentation of the water, the lot and the views. Out-of-area buyers, including people relocating for Newport News Shipbuilding, NASA Langley Research Center or the area's military installations, may make decisions before a first visit, so the listing has to answer their questions up front: commute distances, school assignment, flood zone, fees and taxes. Showings are typically by appointment with prequalified buyers.

Timing

Closings on the Peninsula are seasonal. In Virginia REALTORS® data, York County closed 49 sales in January 2026 and 127 in May; James City County closed 71 in January and 214 in June. Contracts come before closings, so the heaviest buying activity starts in spring; finishing repairs and paperwork over the winter puts a high-end home on the market for that window.

What should high-end buyers check here?

Real estate taxes

Tax rates differ a great deal between the counties and the cities, and at high-end prices the gap is thousands of dollars a year.

LocalityReal estate rate per $100, 2026Annual tax on $1,000,000 of assessed value
Gloucester County$0.583$5,830
Mathews County$0.600 (tax year 2025)$6,000
Williamsburg (city)$0.620$6,200
York County$0.780$7,800
James City County$0.800$8,000
Hampton$1.140$11,400
Poquoson$1.150$11,500
Newport News$1.180$11,800

Rates are the 2026 adopted rates cited on each locality's area guide, except Mathews County, which is the tax year 2025 rate from the Virginia Department of Taxation. Some areas add district levies, and localities reset rates each spring. Confirm the current rate with the locality before you buy.

Fees, flood and water

Club communities carry HOA dues and, in some cases, separate club memberships; compare them before comparing prices. On the water, check the flood zone on FEMA's map and Virginia's Flood Risk Information System, the cost of flood insurance, the depth at mean low water, and the permits behind any pier or bulkhead. The waterfront homes guide walks through each of those checks.

School assignment

School assignment follows the address, not the mailing city. Use the division's official boundary tool, then check results on Virginia's School Quality Profiles. Guides: York County school assignment and Williamsburg-James City County school assignment.

FAQ

Questions about high-end homes on the Peninsula

Where are the most expensive homes on the Virginia Peninsula?

By locality median, Poquoson and James City County lead. In Virginia REALTORS® data, Poquoson's monthly median ranged from $425,000 to $547,000 in January through August 2026 and James City County's from $440,000 to $520,000. Within those markets, the highest prices concentrate on the water and in planned communities such as Kingsmill, Governor's Land at Two Rivers and Ford's Colony, plus York County's waterfront and large-lot neighborhoods with Yorktown addresses.

What counts as a high-end home in York County or Williamsburg?

There is no official cutoff. For context, Virginia REALTORS® reported an August 2026 median sale price of $440,117 in York County and $485,000 in James City County, so a home at $750,000 or more sells at more than one and a half times the local median. Adam Triplett's record tracks two thresholds: 42 sales at $500,000 or more and 9 at $750,000 or more.

How many $500,000+ homes has Adam Triplett sold?

Adam Triplett's closed-sales record, 2006 through July 2026, includes 42 sales at $500,000 or more, totaling $26,961,505, with a median of $580,500. Twenty have a Yorktown address and seven a Newport News address. Thirty-two of the 42 closed in 2020 or later. Nine closed at $750,000 or more, and his highest sale in the record is $1,110,000.

How much are property taxes on a $1 million home in York County compared with Newport News?

For 2026, York County's rate is $0.78 per $100 of assessed value, about $7,800 a year on $1,000,000, and Newport News's fiscal 2027 rate is $1.18, about $11,800. James City County's fiscal 2027 rate is $0.80 and the City of Williamsburg's is $0.62. Rates are reset each spring, so confirm the current rate with the locality.

Are Kingsmill and Governor's Land on the water?

Yes. Kingsmill was developed on land along the James River that Anheuser-Busch bought in 1969, and Kingsmill Resort runs a full-service marina on the river. Governor's Land at Two Rivers covers more than 1,400 acres between the James and Chickahominy Rivers and has a deep-water marina and private beach. Not every home in either community fronts the water, so check each property.

Is Ford's Colony a gated community?

Yes. The Ford's Colony Homeowners Association in James City County describes electronic entrance gates, resident gate cards and an association security patrol. The association reports more than 2,800 homes built and about 3,000 expected at build-out. Ford's Colony has Williamsburg mailing addresses and is a golf community with its own country club.

Can I search only Hampton Roads homes listed over $750,000?

Yes. The board search on Adam Triplett's site can be filtered by minimum price, and the luxury page shows current listings over $750,000 across Hampton Roads. The search cannot filter by waterfront or by subdivision, so use city or ZIP code to narrow results, then confirm water frontage and community membership listing by listing.
