Adam Triplett's York County record

In Adam's closed-sales record, 2006 through July 2026, 111 closed sales carry a Yorktown mailing address and 9 carry a Seaford address, for 120 sales in York County. Their median price is $330,500, the highest median of any area where Adam has more than 20 sales, and 21 of the 120 closed at $500,000 or more. That is half of the 42 sales at that level in his entire record. His highest-priced York County sale was $905,000 on Bunting Point in 2021.

Adam also has a personal connection to the county: he graduated from Grafton High School in 2002 and later coached with its varsity boys basketball staff.

Is Yorktown a town, a city or a county?

Yorktown is neither a town nor an independent city. It is an unincorporated community and the county seat of York County. The county's comprehensive plan describes several York County communities, including Tabb, Grafton, Seaford and Dare, as places with "no defined legal boundaries" whose general location residents know by name (York County Comprehensive Plan).

So a "Yorktown" address can sit almost anywhere in the lower county, and taxes, schools and permits all come from York County. That is why this page counts Adam's Yorktown and Seaford sales together.

How York County is laid out: upper county and lower county

York County's land-use plan splits the county in two (Comprehensive Plan, Land Use chapter):

  • Upper county. The land north and west of the southern boundary of Naval Weapons Station Yorktown, much of which runs along Old Williamsburg Road. This is the Bruton Magisterial District, often called simply Bruton. It covers roughly 36,000 acres, about 55% of the county, but about two-thirds of that is federal or watershed property not available for private development. Homes here generally have Williamsburg mailing addresses.
  • Lower county. Everything south and east, divided almost in half by Route 17. Most of the lower county's federal land is the Yorktown Battlefield unit of Colonial National Historical Park, and the watershed land belongs to Newport News Waterworks. Unlike the upper county, most lower-county waterfront is privately owned.

Roughly 40% of the county is federally owned: about 21,000 acres of military installations plus the 4,660-acre Colonial National Historical Park. Newport News and Williamsburg own another 7,760 acres of reservoirs and watershed. Together that is more than 33,000 acres, about half the county, and the plan notes that these holdings ensure a relatively large amount of open space will be perpetuated.

The lower-county communities, as the county defines them

  • Tabb: the part of the county south of the Poquoson River and Harwoods Mill Reservoir.
  • Grafton: generally bounded by Goodwin Neck Road, Chisman Creek, Oriana Road and the Poquoson River.
  • Seaford, Dandy and Dare: other named lower-county communities in the plan. Seaford has its own mailing address and ZIP code, 23696.
  • Historic Yorktown and Lackey: the county seat on the York River, and the Lackey community along Old Williamsburg Road (Route 238) across from the Weapons Station.

School zones come from York County's GIS high and middle school district layer (York County GIS), checked at a sample point in each area, as of October 2026. Zone lines follow streets, not ZIP codes, so confirm any specific address with the York County School Division. Housing figures are from the U.S. Census Bureau's American Community Survey 2020–2024 5-year estimates (tables B25035, B25024 and B25003, via Census Reporter). ZIP codes are approximate stand-ins for neighborhoods and often cover several of them. Drive estimates are approximate off-peak figures from OpenStreetMap routing (OSRM), rounded up to the next five minutes, with distances to the nearest mile, as of October 2026. Base figures run to the same gates as the military relocation pages: the LaSalle Gate at Langley, the Fort Eustis Boulevard entrance and Gate 3 at Naval Weapons Station Yorktown. Peak-hour traffic on I-64, Route 17 and the harbor crossings adds time.

Countywide, the survey counts 28,506 housing units with a median year built of 1992: 67% single-family detached, 14% attached and 18% in buildings of two or more units, with 72% owner-occupied (ACS profile).

York County School Division

York County runs its own school division, separate from the neighboring cities. The county's school district map has four high school zones, each paired with a middle school:

  • Bruton High with Queens Lake Middle (upper county)
  • Grafton High with Grafton Middle
  • Tabb High with Tabb Middle
  • York High with Yorktown Middle

Two points matter whenever a York County home is listed. First, a Yorktown mailing address says nothing about which of the four high schools serves a house; Coventry and Tabb share ZIP 23693 but fall in different high school zones. Second, zones are set by the School Board and can change. Adam's guide to York County school assignment walks through the lookup step by step. For test results and accreditation, use Virginia's School Quality Profiles rather than anyone's opinion.

York County real estate taxes in 2026

York County's real estate tax rate for calendar year 2026 is $0.78 per $100 of assessed value (York County FAQ; tax rates and due dates). The Board of Supervisors adopted the FY2027 budget on May 5, 2026 (FY2027 budget information) and kept the rate it set in 2025. Taxes are billed twice a year and are due June 25 and December 5 (Real Estate Tax).

Assessed valueAnnual York County real estate tax at $0.78
$300,000$2,340
$400,000$3,120
$600,000$4,680

The same county rate applies in the upper county, so a York County home with a Williamsburg address is taxed at 78 cents, not at the City of Williamsburg or James City County rate. The vehicle personal property rate is $4.00 per $100.

Flood zones and Chesapeake Bay Act rules

York County has tidal shoreline on the York River, the Poquoson River, Chisman Creek and many smaller creeks, so two sets of rules shape many sales.

Flood zones. Lenders and insurers use FEMA flood insurance rate maps dated January 16, 2015. The county's Property Information Search shows a parcel's flood zone and base flood elevation on its Details tab, and FEMA's Flood Map Service Center produces an official map panel for any address (York County floodplain information). Zones in the county range from VE (coastal high hazard) and AE through X500 and X.

Chesapeake Bay Preservation Areas. The Resource Protection Area covers tidal wetlands and shores, connected nontidal wetlands, and a 100-foot vegetated buffer landward of them and along perennial streams. The Resource Management Area extends 500 feet landward of the RPA or to the edge of the 100-year floodplain, whichever is greater (York County Bay Act requirements). Accessory structures are not allowed in the RPA, and additions there generally must attach to the house.

For a seller, the useful paperwork is an elevation certificate, the current flood insurance declarations page, and permits for any pier, bulkhead or buffer work. The York River waterfront guide and the post on York River waterfront buyer questions cover what buyers ask.

FAQ

Questions about Yorktown and York County

Is Yorktown a city or part of York County?

Yorktown is an unincorporated community and the county seat of York County, not an independent city. A Yorktown mailing address can be anywhere from Tabb to Grafton to the historic village, and taxes, schools and permits all come from York County. In Adam Triplett's closed-sales record, 111 sales have Yorktown addresses and 9 have Seaford addresses, 120 York County sales in total.

What is the York County, Virginia real estate tax rate for 2026?

York County's real estate tax rate for calendar year 2026 is $0.78 per $100 of assessed value, the same rate set in 2025. Bills are due June 25 and December 5. A home assessed at $400,000 owes about $3,120 a year. The rate applies countywide, including upper York County homes with Williamsburg mailing addresses.

Which high school is a York County address zoned for?

York County has four high school zones: Bruton, Grafton, Tabb and York. Zones follow streets, not ZIP codes or mailing addresses. For example, the county's GIS places Coventry in the Grafton zone even though Coventry shares ZIP 23693 with much of Tabb, and it places Seaford and Dare in the York zone. Confirm a specific address with the York County School Division before relying on it.

How far is Tabb from Langley Air Force Base?

From central Tabb, Langley Air Force Base's LaSalle Gate is about 8 miles, roughly 15 minutes off-peak. NASA Langley Research Center is closer, about 4 miles, roughly 10 minutes, and Newport News Shipbuilding is about 13 miles, roughly 25 minutes. Peak-hour traffic adds time. These are approximate estimates from OpenStreetMap routing as of October 2026.

How far is Grafton from Naval Weapons Station Yorktown?

From central Grafton, Naval Weapons Station Yorktown's Gate 3 is about 9 miles, roughly 20 minutes off-peak, and the Fort Eustis Boulevard entrance to Fort Eustis is about 8 miles, roughly 15 minutes. From historic Yorktown, Gate 3 is about 5 miles, roughly 15 minutes. These are approximate off-peak estimates as of October 2026; rush-hour traffic on Route 17 and Jefferson Avenue adds time.

Who is a top real estate agent in Yorktown, Virginia?

Rankings depend on the measure. Adam Triplett has closed 120 sales with Yorktown or Seaford addresses since 2006, including 21 at $500,000 or more, and the Virginia Peninsula Association of REALTORS® has ranked him its #1 individual agent every year since 2018. He is a 2002 Grafton High School graduate and works at Garrett Realty Partners in Newport News.

What part of York County has Williamsburg addresses?

The upper county, north and west of Naval Weapons Station Yorktown, is the Bruton District, and most homes there have Williamsburg mailing addresses. Areas such as Queens Lake are in York County, pay York County's $0.78 real estate tax rate, and attend York County schools in the Bruton High and Queens Lake Middle zone, not Williamsburg-James City County schools.
