Newport News is Adam Triplett's largest market, with 198 closed sales since 2006, including the highest-priced sale in his record at $1.11 million.
Newport News is the largest market in Adam's closed-sales record, 2006 through July 2026: 198 closed sales with Newport News addresses, more than in any other city. The median price across those sales is $225,000, 88 of them closed in 2020 or later, and 7 closed at $500,000 or more. The highest-priced sale in Adam's entire record, $1.11 million, has a Newport News address.
Newport News is an independent city. It is not part of any county, and it sets its own tax rate, runs its own school division and handles its own permits. The Census Bureau's 2020–2024 American Community Survey counts 82,052 housing units in the city, with a median year built of 1979. About 50% are single-family detached homes, 11% attached (townhouses and duplexes) and 37% in buildings of two or more units, and 48% are owner-occupied (ACS profile). That mix of housing types is broader than in York County, Poquoson or Gloucester.
The city runs long and narrow up the James River: from the harbor and the shipyard at the south end, through the middle of the city around Oyster Point and Kiln Creek, to Denbigh, Lee Hall and Fort Eustis in the north. I-64, Jefferson Avenue and Warwick Boulevard run most of its length, so commute times depend heavily on which end of the city a house is on.
North Newport News is the closest part of the city to Fort Eustis, Naval Weapons Station Yorktown and Williamsburg. In Denbigh, ZIP 23608, which includes Denbigh High School, has a median year built of 1984 and a mix of detached homes (51%), townhouses and apartments. Lee Hall, in the far north of the city, is near both Fort Eustis and the Weapons Station; ZIP 23603 has a median year built of 1985 and a higher share of attached homes (25%).
Mid-city Newport News includes two planned communities with their own pages on this site. Kiln Creek is a planned golf-course community on the city's northeastern edge; York County's GIS shows its northern section inside York County, in the Grafton school zone, while the rest is in Newport News. Port Warwick is a planned neighborhood in the Oyster Point area near Jefferson Lab and City Center. ZIP 23602, which includes Kiln Creek and Menchville High School, has a median year built of 1986; ZIP 23606, around Oyster Point and Christopher Newport University, has a median of 1982 and the city's highest share of multi-unit buildings (45%).
The south end has the city's oldest housing stock. Hilton Village was built during World War I to house workers at what was then the Newport News Shipbuilding and Drydock Company, on a James River tract reached by trolley. The Virginia Department of Historic Resources describes it as one of the nation's first planned communities financed with U.S. government funds: eighteen blocks of detached houses, double houses and row houses in a modified English cottage style, with a public square and a commercial row. It was listed on the Virginia Landmarks Register in 1968 and the National Register of Historic Places in 1969 (DHR). ZIP 23601, which includes Riverside Regional Medical Center, has a median year built of 1967; ZIP 23607, at the south end near the shipyard, has a median of 1963.

Housing figures are from the U.S. Census Bureau's American Community Survey 2020–2024 5-year estimates (tables B25035, B25024 and B25003, via Census Reporter). ZIP codes are approximate stand-ins for neighborhoods and often cover several of them. Drive estimates are approximate off-peak figures from OpenStreetMap routing (OSRM), rounded up to the next five minutes, with distances to the nearest mile, as of October 2026. Base figures run to the same gates as the military relocation pages: the LaSalle Gate at Langley, the Fort Eustis Boulevard entrance and Gate 3 at Naval Weapons Station Yorktown. Peak-hour traffic on I-64, Route 17 and the harbor crossings adds time.
Newport News Public Schools (NNPS) serves the whole city. Its comprehensive high schools are Denbigh, Heritage, Menchville, Warwick and Woodside, and the division also operates An Achievable Dream Middle and High School (NNPS Getting Started page). Assignment depends on the street address, not the ZIP code or the neighborhood name. NNPS publishes a Zone Finder that returns the zoned schools and bus routes for an address, and the city's GIS viewer shows school zones on its Education layer.
The York County section of Kiln Creek is the exception to all of this: those homes attend York County schools in the Grafton zone. For test results and accreditation data on any school, use Virginia's School Quality Profiles.
The Newport News real estate tax rate for fiscal year 2027 (July 1, 2026 through June 30, 2027) is $1.18 per $100 of assessed value, unchanged from the prior year. The rate appears in the city's FY2027 budget presentation (City of Newport News), and City Council adopted the budget without changing it (WAVY).
| Assessed value | Annual Newport News real estate tax at $1.18 |
|---|---|
| $200,000 | $2,360 |
| $300,000 | $3,540 |
| $450,000 | $5,310 |

Two crossings connect Newport News to South Hampton Roads: the I-664 Monitor-Merrimac Memorial Bridge-Tunnel to Suffolk and Chesapeake, and the James River Bridge to Isle of Wight County. For relocation on military orders, see Joint Base Langley-Eustis and the guide to selling on PCS orders without being in town.

Rankings depend on the measure used. Adam Triplett has closed 198 sales with Newport News addresses since 2006, more than in any other city in his record, including the highest-priced sale in that record at $1.11 million. The Virginia Peninsula Association of REALTORS® has ranked him its #1 individual agent every year since 2018. He works from Garrett Realty Partners' office on Canon Boulevard in Newport News.
Newport News taxes real estate at $1.18 per $100 of assessed value for fiscal year 2027, which runs from July 1, 2026 through June 30, 2027. The rate is unchanged from the prior year. A home assessed at $300,000 owes about $3,540 a year. Homes in the York County section of Kiln Creek pay York County's rate instead.
Use the Newport News Public Schools Zone Finder, which returns the zoned elementary, middle and high schools and bus routes for a street address. The city's GIS viewer also shows school zones on its Education layer. Neighborhood names and ZIP codes are not reliable guides, because zone lines follow streets. The comprehensive high schools are Denbigh, Heritage, Menchville, Warwick and Woodside.
Both. Kiln Creek sits on the city line. York County's GIS places its northern section inside York County, where homes pay York County taxes and attend York County schools in the Grafton zone. The rest of Kiln Creek is in Newport News and attends Newport News Public Schools. Check the parcel record for any specific house.
From the Denbigh High School area, the Fort Eustis Boulevard entrance to Fort Eustis is about 4 miles, roughly 10 minutes off-peak. Lee Hall is closer, about 3 miles, roughly 10 minutes. Newport News Shipbuilding is about 13 miles, roughly 30 minutes from Denbigh. These are approximate estimates from OpenStreetMap routing as of October 2026; rush-hour traffic adds time.
Hilton Village is a neighborhood in south Newport News built during World War I to house shipyard workers. The Virginia Department of Historic Resources describes it as one of the nation's first planned communities financed with U.S. government funds, with eighteen blocks of detached, double and row houses in a modified English cottage style. It was listed on the National Register of Historic Places in 1969.
Hilton Village is about 4 miles, roughly 15 minutes from Newport News Shipbuilding off-peak, which is why it was built there. From Port Warwick the shipyard is about 9 miles, roughly 20 minutes, and from Kiln Creek about 15 miles, roughly 25 minutes. These are approximate off-peak estimates from OpenStreetMap routing as of October 2026.
