Hampton at a glance

Hampton is an independent city at the southeastern tip of the Peninsula, with the Chesapeake Bay to the east, the Hampton Roads harbor to the south and Back River along much of its northern side, across from Poquoson. Newport News borders it to the west. Like every independent city in Virginia, Hampton is not part of a county; it sets its own tax rate and runs its own school division.

The Census Bureau's 2020–2024 American Community Survey counts 62,588 housing units in Hampton, with a median year built of 1974. About 63% are single-family detached, 8% attached and 28% in buildings of two or more units, and 57% are owner-occupied (ACS profile).

Two federal installations shape the city:

  • Langley Air Force Base, the Air Force half of Joint Base Langley-Eustis, on Back River in north Hampton. Fort Eustis in Newport News is the Army half; the two were combined in 2010.
  • NASA Langley Research Center, founded July 17, 1917, which NASA calls its first center and which employs more than 3,400 people (NASA).

Hampton neighborhoods by area

Phoebus and the east side

Phoebus sits on the east side of the city next to Fort Monroe, with a small commercial district and older housing. ZIP 23663 has a median year built of 1968 and is 72% single-family detached. It is the closest part of Hampton to the Hampton Roads Bridge-Tunnel.

Buckroe and Fox Hill on the Bay and Back River

Buckroe runs along the Chesapeake Bay around the city's public beach park on First Street. Fox Hill is farther north, along the Bay and Back River. The two share ZIP 23664, with a median year built of 1980, 76% detached homes and 12% attached. Much of this side of the city is low and close to open water, so flood zone checks matter for many homes here.

Wythe, Kecoughtan and downtown

Wythe and the Kecoughtan Road corridor sit in the city's southwest, along the harbor shore toward Newport News. Downtown Hampton is on the Hampton River. Both are in ZIP 23669, which has a median year built of 1970 and is 68% detached.

Coliseum and the Mercury Boulevard corridor

The Coliseum area, around Hampton Coliseum and Mercury Boulevard, is a major commercial corridor. Of the Hampton ZIPs on this page, 23666 has the most housing units (25,037) and the highest share in multi-unit buildings (36%), with a median year built of 1984. It sits between Langley, NASA and I-64.

Back River waterfront

Back River separates Hampton from Poquoson and wraps around Langley Air Force Base. Its creeks and coves on the Hampton side are covered in detail in the Back River waterfront guide.

Housing figures are from the U.S. Census Bureau's American Community Survey 2020–2024 5-year estimates (tables B25035, B25024 and B25003, via Census Reporter). ZIP codes are approximate stand-ins for neighborhoods and often cover several of them. Drive estimates are approximate off-peak figures from OpenStreetMap routing (OSRM), rounded up to the next five minutes, with distances to the nearest mile, as of October 2026. Langley AFB figures run to the LaSalle Gate, and NASA Langley and shipyard figures to the same reference points the military relocation pages use. Peak-hour traffic on I-64, Route 17 and the harbor crossings adds time.

Hampton City Schools

Hampton City Schools serves the whole city. Its four high schools are Bethel, Hampton, Kecoughtan and Phoebus, and the division organizes high school around career academies, the Academies of Hampton (Hampton City Schools). Assignment depends on the street address. The division's bus stops and zones page links to an address lookup that returns the zoned school and bus stop. For test results and accreditation, use Virginia's School Quality Profiles.

Flood zones in Hampton

Hampton is low-lying with water on several sides, and parts of the city fall in FEMA Special Flood Hazard Areas. When a home in one of those zones is financed with a federally backed or federally regulated mortgage, the lender requires flood insurance. Zones are set parcel by parcel, so two houses on the same street can differ.

Before listing, check the property on FEMA's Flood Map Service Center, find any existing elevation certificate, and pull the current flood insurance declarations page. A buyer's insurance quote depends on the home's elevation, not only the zone letter. The post on Poquoson flood zones and flood insurance explains how zones, elevation certificates and premiums fit together; the same rules apply across the Back River in Hampton.
