Adam Triplett's community guides cover 16 neighborhoods across York County, Newport News, and Williamsburg and James City County, from gated golf communities and 55+ neighborhoods to waterfront, historic and new-urbanist ones, with HOA, school and commute facts for each.
Adam Triplett is a Newport News-based listing agent, ranked the #1 individual agent by the Virginia Peninsula Association of REALTORS® every year since 2018. These guides cover 16 communities in three parts of the Peninsula. Each one sticks to checkable facts: where the community is, the housing types and eras, how the HOA and any club are structured, official school-zone links, approximate commute times, and what sellers and buyers should know. Fees and rules come from association, club and county sources wherever they are published, and each page says so when they aren't.
Adam's record is heaviest on the lower Peninsula. His closed-sales record, 2006 through July 2026, includes 198 sales with Newport News addresses, 159 in Hampton, and 120 in York County (Yorktown and Seaford addresses). It also includes 44 sales with Williamsburg or Toano addresses. His record isn't broken out by subdivision, so these pages don't claim community-level sales counts. The full summary is on the sold page.
York County runs from the Newport News and Hampton lines up to Williamsburg. Much of it has Yorktown mailing addresses, while Seaford and the upper county near Williamsburg use their own. Its public schools are run by the York County School Division; see our guide to York County school assignment. The York County guides cover the established suburban areas of Tabb and Grafton, the planned community of Coventry beside Big Bethel Reservoir, waterfront Seaford, and Queens Lake, a waterfront community near Williamsburg. For the county as a whole, start with the Yorktown and York County guide, and for water access see York River waterfront homes.
The Newport News guides cover three very different places. Kiln Creek is a large master-planned golf community in the city's north end that extends into York County. Port Warwick is a mixed-use, new-urbanist neighborhood built around Styron Square. Hilton Village is a historic district built during World War I as housing for shipyard workers. The Newport News guide covers the rest of the city, and the James River waterfront page covers the riverfront.
Most Williamsburg-area communities are in James City County, not the City of Williamsburg, even with a Williamsburg mailing address. The James City County guides cover gated golf communities (Ford's Colony, Kingsmill and Governor's Land at Two Rivers); three age-restricted 55+ communities (Colonial Heritage, the Settlement at Powhatan Creek and the Villas at Five Forks); the master-planned Stonehouse in Toano; and the mixed-use New Town. Schools here are Williamsburg-James City County Public Schools, which is redrawing attendance zones for August 2027; our WJCC school assignment guide explains. Fee structures for the three club communities are compared in HOA and club fees in Kingsmill, Ford's Colony and Governor's Land. For 55+ and continuing-care options, see downsizing and 55+ communities.
