Adam Triplett's Gloucester County record

Adam's closed-sales record, 2006 through July 2026, includes 29 closed sales in Gloucester County: 19 with Gloucester mailing addresses and 10 with Hayes addresses, starting in 2008. Their median price is $269,900, 7 closed in 2020 or later, and the highest was $505,000, a Hayes address. Gloucester is a smaller part of Adam's business than York County, where he has closed 120 sales, but the two markets face each other across the York River and share many of the same waterfront questions.

Where Gloucester County is

Gloucester County is on the Middle Peninsula, north of the York River, directly across from Yorktown. It is a county, not part of the Virginia Peninsula's string of independent cities, and its mailing addresses include Gloucester, Gloucester Point and Hayes, among others. All three are in Gloucester County, and REIN treats each as a separate city name.

The county's housing is mostly single-family. The Census Bureau's 2020–2024 American Community Survey counts 17,309 housing units with a median year built of 1987: 81% single-family detached, 2% attached, 8% in buildings of two or more units and 9% mobile homes, with 80% owner-occupied (ACS profile).

The Coleman Bridge

The George P. Coleman Memorial Bridge carries U.S. 17 across the York River between Yorktown and Gloucester Point. It opened in 1952, was widened from two lanes to four in 1995, and is the largest double-swing-span bridge in the United States. Its tolls, which applied to northbound traffic, ended at 9 p.m. on Friday, August 8, 2025 (WHRO). As of October 2026, the crossing is toll-free in both directions. The swing spans open for ship traffic on the river, which can briefly stop traffic on the bridge.

For anyone commuting south to York County, Newport News or Hampton, the bridge is the route, and the drive time depends mostly on how far north of it a house sits.

Housing figures are from the U.S. Census Bureau's American Community Survey 2020–2024 5-year estimates (tables B25035, B25024 and B25003, via Census Reporter). ZIP codes are approximate stand-ins for neighborhoods and often cover several of them. Drive estimates are approximate off-peak figures from OpenStreetMap routing (OSRM), rounded up to the next five minutes, with distances to the nearest mile, as of October 2026. Base figures run to the same gates as the military relocation pages: Gate 3 at Naval Weapons Station Yorktown and the LaSalle Gate at Langley. Peak-hour traffic on I-64, Route 17 and the harbor crossings adds time.

Gloucester Point sits at the north end of the Coleman Bridge and is home to the Virginia Institute of Marine Science, part of William & Mary, on Greate Road. It is the closest part of the county to Yorktown and the lower Peninsula.

Hayes covers the Route 17 corridor north of the bridge and the low-lying necks and marshes to the east toward the Guinea area and Mobjack Bay. About 10% of the housing in its ZIP is mobile homes.

Gloucester Courthouse, the county seat, is along Main Street in the center of the county, about 15 miles by road from Yorktown. ZIP 23061 is 86% single-family detached.

Waterfront in Gloucester County

Gloucester's shoreline runs along the York River to the south and Mobjack Bay to the east, including the Ware, North and Severn rivers that feed the bay. Closer to the bridge, Sarah Creek at Gloucester Point and the Perrin River in Hayes are tidal tributaries of the York River. What matters for value is the same as on the York County side: depth at mean low water, the route to open water, shoreline condition, permits for piers and bulkheads, and flood zone.

Gloucester, like York County, is a Tidewater locality under the Chesapeake Bay Preservation Act, so shoreline lots generally carry a 100-foot Resource Protection Area buffer. Check the flood zone for any address on FEMA's Flood Map Service Center. The York River waterfront guide and the post on York River waterfront buyer questions cover both shores of the river.

Gloucester County Public Schools

Gloucester County Public Schools serves the whole county with five elementary schools (Abingdon, Achilles, Bethel, Botetourt and Petsworth), two middle schools (Page and Peasley) and one high school, Gloucester High (Gloucester County Public Schools). Every Gloucester County address is zoned for Gloucester High; elementary and middle school assignment depends on the address. For test and accreditation data, use Virginia's School Quality Profiles.

Gloucester County real estate taxes in 2026
