Stonehouse in brief

Stonehouse is a large master-planned community in the upper end of James City County, with a Toano mailing address (ZIP 23168). It sits between I-64 and the York River, and its main road, Fieldstone Parkway, connects to Six Mount Zion Road near the interstate. The first phase started in the late 1990s, and the community is still being built under a master plan the James City County Board of Supervisors approved in 2019. County planning staff put the total at about 2,300 homes when complete, per the minutes of the county's July 2025 Development Review Committee meeting.

The golf course is the question most people ask about. Stonehouse Golf Club, the Mike Strantz-designed 18-hole course, closed in November 2017 after years of decline. It was bought in December 2018, restored, and reopened in 2019. As of October 2026, the club's website lists the course and driving range as open to the public, with memberships available.

How Stonehouse developed

When the project was announced in the mid-1990s, the Virginian-Pilot reported that the developer was Stonehouse L.L.C., a joint venture of Dominion Resources and Chesapeake Corp. Phase one covered about 1,020 acres and 800 homes, from townhouses to single-family houses. The developers expected to build out over 20 to 30 years and committed to keeping up to 65 percent of the land as open space.

The plan has been redesigned more than once. County staff told the Development Review Committee in July 2025 that the most recent redesign came with the 2019 master plan and proffers (cases MP-18-0002 and Z-19-0010, approved November 12, 2019), which cover most but not all of Stonehouse. Under those proffers, each new tract needs a conceptual plan reviewed before engineering. In July 2025, the committee reviewed a conceptual plan for Stonehouse Tract 2: 400 homes, 318 of them single-family, plus attached homes, a community center, pool, playground, tennis court and athletic field. Staff found it generally consistent with the master plan.

Where Stonehouse is

Stonehouse is about 14 miles by car from Merchants Square in Colonial Williamsburg, a few minutes from I-64. It is one of the few Williamsburg-area communities where Richmond is about as close as Newport News, roughly 40 miles to the State Capitol. The York River, Ware Creek and York River State Park are nearby. The county land records and the plat will show where a given property sits relative to the master plan's open space and future tracts.

Homes in Stonehouse

Stonehouse has been built in phases since the late 1990s. That means a buyer can choose among original-phase townhomes and single-family homes, homes from the 2000s and 2010s, and current new construction in newer tracts. Sections such as Stonehouse Glen were built by national builders; agent sources credit Ryan Homes for Stonehouse Glen. Lots vary widely because the land is rolling and wooded with stream valleys. Some homes back to the golf course, others to protected open space.

Because new construction is still under way, resale homes here compete with builder inventory. Sellers should know what builders are offering nearby, including price, incentives and lot premiums, before setting a list price.

HOA and club costs

Stonehouse is organized by section, and homeowners association dues and amenities vary by section. No single community-wide dues schedule is published online as of October 2026. The golf club is a separate, privately owned business.

Virginia's Resale Disclosure Act requires the seller to provide each association's resale certificate. The buyer then has three days to cancel unless the contract says otherwise (Va. Code § 55.1-2312). In a community with more than one layer of association, request every certificate at listing.

Amenities

  • Stonehouse Golf Club: 18 holes, par 72, 7,013 yards from the back tees, designed by Mike Strantz, with a driving range, lessons and the Stonehouse Grill. The club's history page says it opened in 1996 and was named "Best New Upscale Public Course" by Golf Digest. It closed in November 2017 and reopened in 2019 under new ownership, and was named one of GolfPass's 2022 Golfers' Choice most improved courses. Richmond BizSense reported the $800,000 purchase and the plans for $1.4 million in repairs.
  • Section amenities: pools, clubhouses, playgrounds and trails vary by section. Agent sources describe a clubhouse, fitness room, pool and playground at Laurel Grove Park in Stonehouse Glen. Newer tracts add their own; the 2025 Tract 2 plan includes a community center, pool and tennis court.
  • Nearby outdoors: York River State Park, Ware Creek and the York River shoreline.

What to know when buying or selling in Stonehouse

  • Golf course status is settled for now. The course has been open to the public since 2019. If a listing is on the course, describe it as it is today and point buyers to the club for membership terms.
  • New construction is the competition. Price resales against current builder offers as well as recent resales. Buyers will weigh a resale's established landscaping and finished extras against a builder's warranty and incentives.
  • Read the master plan. Buyers on the edge of an undeveloped tract will want to know what is planned next door. The county's 2019 master plan and the tract-by-tract conceptual plans are public records.
  • Collect every association document. Section HOAs differ in dues, rules and amenities.
  • Rolling terrain affects inspections. Grading, drainage and retaining walls deserve a close look on wooded and sloped lots.
