Kingsmill is a gated community of about 2,400 homes on roughly 3,000 acres along the James River, where owners pay a published monthly KCSA assessment of $225 to $977 depending on neighborhood (2025 chart). Resort golf, marina and spa memberships are separate.
Kingsmill is a gated community of roughly 2,400 homes on about 3,000 acres along the north bank of the James River in James City County, a few miles southeast of Colonial Williamsburg (mailing address Williamsburg, ZIP 23185). Two organizations matter to an owner. The Kingsmill Community Services Association (KCSA) runs the gates, a private police department, the roads, three recreation centers with pools, and Kingsmill Pond. Every owner pays its assessment. Kingsmill Resort is a separate business that owns the golf courses, marina, spa and resort amenities, and it sells its own memberships.
Kingsmill's history as a community dates to 1969, when Anheuser-Busch bought the 3,450-acre tract, according to the KCSA's history page. Its subsidiary, Busch Properties, developed the residential community and resort. The land includes the site of the 1736 Kingsmill Plantation, two of whose original outbuildings still stand, and archaeological digs in the 1970s recovered thousands of colonial artifacts. Escalante Golf bought the resort from Xanterra in 2017, WYDaily reported.
Kingsmill lies between the James River and the Route 60 (Pocahontas Trail) and Route 199 corridor east of Williamsburg, next to Busch Gardens. The KCSA describes two staffed gatehouses and a police force on duty around the clock. The KCSA maintains 35 miles of paved roads, including the vehicle bridge on Mounts Bay Road. I-64 is a short drive north via Route 199, which is why Kingsmill has some of the shortest Williamsburg-area drives to the Navy installations in York County and to Newport News.
Kingsmill has been built in phases since the 1970s, so it covers several decades of construction. The KCSA divides the community into named neighborhoods, or "parcels," including Archer's Mead, Armistead Point, Burwell's Bluff, Burwell's Green, Burwell's Landing, The Enclave, Harrop's Glen, Littletown Quarter, Moody's Run, Quarterpath Trace, The Bluffs, River's Edge, Spencer's Grant, Wareham's Point and Winster Fax. Housing runs from condominiums and townhomes to single-family homes on golf, wooded and James River lots. The resort also includes condominium units.
Lot setting drives value more than almost anything else here: riverfront, river-view, fairway and interior wooded lots sit in different price tiers. For the waterfront side of the market, see James River waterfront homes.
Like Ford's Colony, and unlike Governor's Land, Kingsmill posts its assessment schedule publicly. Every owner pays the KCSA general assessment, and most neighborhoods add a parcel assessment for parcel-specific services. The figures below are from the KCSA's published 2025 per-unit chart, the most recent one posted publicly as of October 2026. Confirm 2026 amounts in the resale certificate.
| Neighborhood (parcel) | KCSA general | Parcel assessment | Total per month |
|---|---|---|---|
| Archer's Mead | $202 | $353 | $555 |
| Armistead Point | $202 | $57 | $259 |
| Burwell's Bluff | $202 | $23 | $225 |
| Burwell's Green | $202 | $260 | $462 |
| Burwell's Landing | $202 | $78 | $280 |
| Harrop's Glen | $202 | $219 | $421 |
| Littletown Quarter | $202 | $330 | $532 |
| Moody's Run | $202 | $419 | $621 |

| River's Edge | $202 | $523 | $725 |
| River's Edge with grinder pumps | $202 | $558 | $760 |
| Spencer's Grant | $202 | $40 | $242 |
| The Bluffs | $202 | $156 | $358 |
| The Enclave | $202 | $775 | $977 |

According to the KCSA's FAQ, the general assessment covers the 35 miles of roads and drainage, the police force of about 30 officers and public safety staff, the 24-hour guarded entrances, three recreation centers with pools and lifeguards, five tennis courts, two basketball courts and a pickleball court, and maintenance of the 28-acre Kingsmill Pond. Assessments are billed monthly.
Resort amenities are separate. The KCSA notes that residents reach the golf courses, tennis center, lazy river, private beach, marina and spa through Kingsmill Resort memberships. The resort doesn't publish membership prices; its golf page directs inquiries to the membership office. The boat and RV storage yard is also run by the resort, not the KCSA.
Virginia's Resale Disclosure Act requires a resale certificate from each association a home belongs to (Va. Code § 55.1-2315). The buyer's cancellation window, three days unless the contract says otherwise, runs from delivery of the last certificate (§ 55.1-2312). For a comparison with Ford's Colony and Governor's Land, see HOA and club fees in Kingsmill, Ford's Colony and Governor's Land.
KCSA (included in the assessment): three pools including lap and kiddie pools, three clubhouses available to rent, tennis, pickleball and basketball courts, three playgrounds, walking, bicycle and nature trails, and the 28-acre pond for fishing and kayaking.
Kingsmill Resort (membership or fee): three 18-hole golf courses. The River Course, designed by Pete Dye, has hosted PGA and LPGA Tour events and is open to the public. The Plantation Course, by Arnold Palmer and Ed Seay, is also open to the public. The Woods Course is for members and their guests. The resort also has a full-service marina on the James River, a tennis center, pools and a lazy river, a spa, and restaurants.
Kingsmill is in Williamsburg-James City County Public Schools. Check any address with WJCC's school zone search and the district's zone maps. As of October 2026, WJCC is redrawing attendance zones, with a School Board vote scheduled for October 20, 2026 and new zones, if approved, taking effect in August 2027. Buyers should check both the current and proposed maps. School performance data is in Virginia's School Quality Profiles, and our WJCC school assignment guide explains how zoning works.

Adam Triplett is a listing agent based in Newport News and Vice President & Senior Partner at Garrett Realty Partners. The Virginia Peninsula Association of REALTORS® has ranked him its #1 individual agent every year since 2018, and waterfront and high-end homes are among his specialties. His record is concentrated on the lower Peninsula: 198 sales with Newport News addresses, 159 Hampton and 111 Yorktown, out of 628 since 2006. Adam's closed-sales record, 2006 through July 2026, includes 44 sales with Williamsburg or Toano mailing addresses, with a median of $296,500 and a top sale of $1,001,115. The record isn't broken out by subdivision, so this page makes no claim about Kingsmill specifically. The full numbers are on the sold page.
Buyers shopping Kingsmill's riverfront and golf homes often compare them with James River and York River homes farther down the Peninsula. Adam's luxury homes and waterfront pages explain how he prices and markets those homes, and the Williamsburg and James City County guide covers the surrounding area.
The board search can't filter by subdivision, so this shows all active Williamsburg-address listings; look for Kingsmill in the subdivision field.

Resort memberships for golf, marina or spa are separate. Confirm current amounts in the resale certificate.
No. The Kingsmill Community Services Association provides the gates, police, roads, three recreation centers with pools, courts and Kingsmill Pond. The golf courses, marina, private beach, tennis center and spa belong to Kingsmill Resort, which sells memberships separately. The Woods Course is for members and guests; the River and Plantation courses are open to the public.
Yes. The KCSA describes two staffed gatehouses and a fully deputized private police force with 24/7 gated access. The association says the force has about 30 officers, public safety officers and administrative staff. Visitors, inspectors and appraisers need access arranged in advance, which a listing agent should handle for showings.
Anheuser-Busch bought the 3,450-acre tract in 1969, and its subsidiary Busch Properties developed the residential community and Kingsmill Resort beginning in the 1970s. The resort changed hands later: Escalante Golf of Fort Worth bought it from Xanterra in 2017. The residential association, the KCSA, is run by an elected board and a management company.
About 5 miles. Off-peak, the drive from the Kingsmill Road entrance to the Route 143 side of Naval Weapons Station Yorktown takes about 10 to 15 minutes, and Cheatham Annex is about 4 miles away.
