It is not a town or a Census-designated place, so the practical definition is the ZIP: according to York County's parcel data (queried October 2026), ZIP 23693 has 7,656 improved residential parcels, mostly single-family homes built from the late 1980s through the 2000s. Where is Tabb?

York County's 2035 Comprehensive Plan describes Tabb as one of the county's early-1900s village centers, a crossroads that grew around a post office, church and store. The plan's historic-resources inventory lists the old Tabb Post Office (the Sally Smith House) as eligible for the historic registers.

Today Tabb is a suburban area organized along a few main roads: Victory Boulevard (Route 171), Hampton Highway, Big Bethel Road, Yorktown Road, Calthrop Neck Road and Carys Chapel Road, with Route 17 (George Washington Memorial Highway) along its western side. Kiln Creek and Newport News are to the west, the City of Poquoson to the east, Langley and Hampton to the south, and Grafton to the north.

Do Tabb neighborhoods have HOAs?

Many Tabb subdivisions built since the 1980s have a homeowners association, and the dues, rules and amenities differ by subdivision. There is no single Tabb-wide association, so each subdivision's documents govern.

Flood zones and the Chesapeake Bay Act in Tabb

Most of Tabb is inland, but not all of it. In county parcel data, about 11% of residential parcels in 23693 touch a FEMA high-risk flood zone (AE or VE) and about 10% touch a Chesapeake Bay Preservation Area Resource Protection Area, which carries a 100-foot vegetated buffer along tidal shores, wetlands and perennial streams (York County Bay Act page). • Check the school zone by address. The 23693 ZIP spans two high school zones.
• Get the HOA resale certificate early and compare dues and rules between subdivisions.
• For waterfront or creek-side lots, check the FEMA zone, the RPA buffer and any pier permits before planning improvements.
• Know the assessment cycle. 2026 values are in place until the next reassessment in 2028.
• For sellers: the newer subdivisions compete with each other, so pricing against same-subdivision, same-zone sales matters more than ZIP-wide averages.
